A 3D render virtual tour lets buyers walk through a development that is still under construction, or not yet started at all. Instead of standing in front of an empty building site, your buyer stands in the fully furnished living room of the show apartment, checks the view from the balcony and strolls through the communal areas of the site. Why a 3D render virtual tour?

The most critical sales period of a residential development is exactly the period when it is least visible. Scale models, brochures and flat renderings lean on the buyer's imagination, but buyers decide based on what they can feel. An interactive virtual tour gives every visitor to your sales office and every visitor to your website the same experience: the feeling of standing inside the apartment. The figures in a floor-area table only start to mean something once the buyer can stand inside that volume.

Virtual staging applies the same logic to existing but empty spaces. A vacant apartment or office floor is furnished digitally and presented photorealistically, eliminating transport, rental and physical home staging costs. From a single model, different style variants can even be produced: the same living room shown with modern lines or with classic furnishing.

From plan to tour

Collecting the files. Floor plans, sections, elevations and any existing 3D project files come to us. We work directly with AutoCAD, SketchUp and Revit output; whatever format your files are in, we review them together first.

Modelling and virtual staging. Spaces are modelled faithfully to the plans, and every detail is placed with an interior design eye: flooring, kitchen cabinetry, lighting fixtures, balcony furniture. The material and style palette is submitted for your approval, matched where possible to the finishes planned for the real project.

Lighting and rendering. The daylight scenario is set up per project, and every scene is rendered to photorealistic quality with the high-resolution discipline of our 16K HDR workflow. You progress through intermediate approvals, so there are no surprises at the end.

Tour assembly and publishing. The rendered scenes become an interactive tour with hotspots, information points and a menu panel branded for your project. The tour embeds into your website, can connect to Google Street View and stays online with lifetime hosting included.

How it works in the sales office and on the web

In the sales office the tour lives on a large screen or a tablet in the hands of your sales team; the visitor steps away from the scale model and into the apartment. On the web it becomes the centrepiece of your project page: the visitor arriving from an ad tours the home before filling in a form. High-resolution still frames from the same renders serve brochures and listing portals, so one production yields both an interactive tour and a print-ready image set.

What determines the cost?

Three variables shape the price of a 3D render virtual tour. First, the scene count: how many rooms, communal areas and exterior viewpoints the tour will contain. Second, the level of detail: there is a real difference in effort between staging assembled from a standard furniture library and bespoke interior design modelled specifically for your project. Third, the revision scope: the earlier material and layout decisions are locked, the faster and more economical production becomes. In the initial consultation we walk through these three items with you and show them line by line in the quote.

It is also worth knowing how we decide between real photography and rendering. The rule is simple: if the space exists, we shoot it; if it does not, we render it. For many developments the answer is a combination: finished phases are captured with a real 360° shoot while upcoming phases enter the same tour as rendered scenes. As construction progresses, rendered scenes are replaced one by one with real photography, and your tour grows together with your project.

Pricing: one-time payment

No subscription here either. Modelling, rendering and tour assembly are invoiced as a single project fee, and hosting is included for life. If you later want the tour updated with real photography once construction is complete, that is planned separately. The price table below shows the package connected to this service.

What do you need from us to start a 3D render virtual tour?

Architectural floor plans, sections and any existing 3D files are enough; we work directly with AutoCAD, SketchUp or Revit output. Material and furniture choices are agreed with you before production begins, and nothing moves forward without your approval.

What is the difference between virtual staging and real photography?

Virtual staging models and furnishes the space digitally, so no physical shoot is needed. It is the only way to present unbuilt or empty spaces as fully furnished, living environments. For finished properties a real 360° shoot gives the more accurate result; we help you decide which fits your project.

How long does production take?

A typical show apartment tour is delivered within a few weeks, depending on project size. The process moves through modelling, material and lighting approval, and rendering, with sign-off from you at every stage.

Can the tour be updated once construction is finished?

Yes. When the building is complete we can shoot the real spaces in 360° and replace the rendered scenes with real ones. Because hosting is included for life, the tour simply stays online while the content is refreshed.

Are there hosting or licence fees?

No. As with every tour we deliver, the 3D render virtual tour is billed as a one-time payment and hosting is included for life. There are no annual renewals, licences or platform subscriptions.
